We will respond before the end of the business day for requests made before 5:00 pm, and by noon the next day for requests made after 5:00 pm.

Q. What do I do in an emergency?

If you call in the evenings, weekends or holidays, please leave a detailed message with a contact number.

Q. When reporting a repair, what information should I be ready to give you?

* Your name
* Your address
* Telephone number or contact name so the contractor can gain access
* Details of when you are available
* Clearly explain what the problem is

Q. How long will I have to wait for the repair to be done?

A. It depends on the type of work that is required. If it is an emergency repair, we make every effort to find an available qualified contractor.

For non emergency repairs, we often need the approval of the owner and are required to obtain estimates before proceeding.

Q. What if an appointment is not kept by the contractor?

A. We will normally inform you of the name of the contractor and provide both you and the contractor contact information to insure coordination of repair goes smoothly.

You should contact our office immediately if the contractor does not show up for the appointment.

Q. What if I miss a scheduled appointment with a contractor?

A. If the contractor is unable to access the unit at the scheduled time as agreed by you, you will be responsible for the billed time.

Q. What happens if I am not happy with the repair?

A. Tell us immediately so that we can rectify the problem with the contractor, before payment is made on work not completed.

We will arrange to have it put right if the standard is below what it should be.

Q. What repairs will you do?

A. We have a legal responsibility to repair the structure of your home including drains, gutters, pipes and window glass (unless broken by you or other people living in or visiting your home).

We are responsible for repairs to bathroom fixtures; hot water systems and appliances if they are the property of the owner.

You should under no circumstances attempt to remove or carry out any work on a gas or electrical appliance.

Q. Am I responsible for any repairs?

A. You are expected to keep your home in a good condition and to abide by the rules of the RENTAL AGREEMENT.

Please read over your Rental Agreement Addenda for specifics.

Q. Do I ever have to pay for a repair?

A. In some circumstances repairs may be recharged to you, in the event the damage was caused by neglect or abuse.

After the Tenant has received the invoice they can either pay the invoice in full or contact the office and arrange to pay in installments.

It is our policy to recover costs of any rechargeable works, using all appropriate means.
