Move Out Process
WRITTEN NOTICE TO VACATE
Tenants are required to provide 28 days written notice of their intention to vacate the rental unit. Verbal notice will not constitute valid notice.
For tenants on a month to month lease, you may give 28 days notice anytime. You are on a month to month lease if you continue to reside in your unit following the lease term and you have not signed another lease.
The vacate notice will be measured from the postmark date, if mailed, or by date received by Kauai Dreams Realty if delivered in person.
CHECK OUT INSPECTION:
Scheduling of a check-out inspection appointment is the responsibility of the Tenant. The Tenant is advised to schedule at least one week prior to check-out date.
Checkout will be made only ONE TIME. If Kauai Dreams Realty must make extra trips there will be a $50 charge to the Tenants for each trip.
Rents will be charged up to and including the day of the check-out inspection and return of all keys.
CANCEL NOTICE TO VACATE:
Whenever a vacancy notice is cancelled, the Tenant is required to re-serve a 28-day written notice should Tenant desire to move in the future.
A notice to cancel a vacancy may be rejected by KDR at their sole discretion.(We might have executed a lease to another tenant based on your NOTICE TO MOVE.) In the event that Tenant’s cancellation of the vacancy notice is rejected, Tenant must vacate no later then midnight on the 28th day. Failure to do so will be grounds for eviction.
CLEANING YOUR UNIT
This form will be sent to you once we have received your notice to move along with a copy of Kauai Dreams Realty’s Move Out Addendum from your original signing at move in.
Upon termination of the Rental Agreement, the following must be done prior to the returning of the Security Deposit: The following is intended to clarify what is required of the tenant upon vacating a rental unit.
All walls, doors, doorframes, etc. are to be free of fingerprints, smudges and scuff marks. They should be wiped clean with a general all-purpose cleaning solution which will not damage or discolor walls.
All holes caused by the Tenant to the walls, cabinets, doors, floors, ceilings, or anywhere else in the unit should be repaired and painted to match the surrounding surface.
All picture hangers, nails, etc., affixed to any part of the premise by the Tenant, as determined by the Check-In Inventory Condition Form, will be the Tenant’s responsibility to correct so as to return the premises to its original condition, where the “original condition” is to be determined by the Check-In Inventory Condition Form.
Floors should be vacuumed and be free of all dust, dirt, rubbish, etc. Floors that are tiled should be swept, mopped, and stripped and waxed if needed.
CARPETS MUST BE PROFESSIONALLY CLEANED AT VACANCY (invoice to be presented at time of check-out inspection).
All plumbing fixtures (faucets, sinks, tubs, tiles, toilets, etc.) and counter tops should be cleaned and sanitized. They should be free of any film or build-up of any type (i.e. soap, toothpaste, makeup, etc.).
All cabinets, drawers, shelves, etc. should be thoroughly cleaned. Any and all paper placed by the Tenant is to be removed. If removal results in any damage, said damage will be the Tenant’s responsibility.
All light fixtures should be working properly and equipped with required number of operating light bulbs or elements.
The refrigerator/freezer should be free and clear of all food, food particles, etc. Both the interior and exterior should be cleaned with an appropriate cleaning material. Wire shelves should be scoured. All bins, trays and other shelves should be thoroughly washed.
The range/oven should be cleaned with the appropriate cleaner, if applicable, or in the proper manner (e.g. self-cleaning ovens should only be cleaned in accordance with the appliance’s manuals). All wire racks and broiler pans should be scoured or cleaned in accordance with the appliance’s manuals. The range/oven should be free of grease or other build-up.
All lanais should be thoroughly cleaned and free of any dirt, dust and rubbish. (Including railings.)
All windows, sills, screens, glass doors and screen doors should be thoroughly cleaned.
The washer/dryer is to be cleaned and free of any lint, detergent, soap, softener, bleach, etc., build-up. All filters, vent covers, fans, etc. are to be cleaned.
The rental unit, as a whole is to be free of any dust or dirt that can be removed by any general cleaning.
The parking area is to be cleaned and free of grease, gas, rust, etc.
All items belonging to the Tenant must be removed from the premises.
All trash and garbage shall be placed in the proper disposal receptacle outside of the premises.
Items left behind by the Tenant will be hauled and disposed of at the Tenant’s expense.
RETURNING YOUR KEYS
Drop off your keys at Kauai Dreams Realty to confirm your move out.
Please remember that you are responsible for rent until all keys are turned in.
DISCONNECTING UTILITIES:
If you have agreed to pay for gas/electric/water/sewer you are responsible for paying the utilities to the end of your lease.
Please contact the following numbers listed below to let them know when your lease ends. You should also give them your forwarding address so that your final bill may be forwarded to you.
