Kauai condo prices up 40% in ‘07
The median price of a condominium on Kauai skyrocketed by 40 percent last year, even as sales fell by nearly 60 percent.
Sales of single-family homes, however, slid about 14 percent and prices held relatively firm, with the median price dipping by just 4 percent, according to statistics from Hawaii Information Service.
The median price of a Kauai condo in 2007 was $565,000, up sharply from $405,000 in 2006. The median price for December alone was $430,000, however, which was down from the same month in 2006, when it was $600,000.
The number of condo sales on the Garden Isle plummeted in 2007 to 295, down 58 percent from 698 units sold in 2006. Sales were down last month as well, with just 13 units sold, compared to 51 units sold during December 2006.
For single-family homes on Kauai, the median price for 2007 was $650,000, down slightly from the 2006 median price of $675,000. The median price for December held steady at $590,000, compared to $595,000 during the same month in 2006.
Sales of single-family homes on Kauai were down to 409 in 2007, from 475 homes sold in 2006. There were 30 homes sold in December alone, down from 45 homes sold during the same month in 2006.
